Cheap Land in South Carolina near Lake Moultrie
Near the banks of enormous Lake Moultrie — just 4 minutes from two different boat ramps, in fact — awaits a great spot for any sportsman or outdoor enthusiast. Getting back in touch with nature right here doesn’t mean letting go of modern-day conveniences though, because you’re only an hour from Charleston (America’s #1 Small City) and about 20 minutes from Walmart. The capital city of Columbia, home to the South Carolina Gamecocks, is about 90 minutes in the other direction from Charleston, so you’re almost smack-dab in the middle of all the natural and man-made excitement this beautiful state has to offer.
- Priced about 35% below market
- Just Minutes from Lake Moultrie
- Boat Ramp just 4 Minutes Away
- Power & Water Available
- Direct Frontage on Paved Road
PROPERTY: This 2 acre wooded, triangular parcel features a generous 243 feet of depth off the road, provided by its northern boundary line. There are no structures on site and it features 718 feet of direct frontage on paved Ranger Drive, which is lined with power and water lines. Drive that same road for just 4 minutes to get access via boat ramp to Lake Moultrie, one of South Carolina’s truly great lakes (#3 in size). The land is extremely flat and buildable and you have a tremendous amount of freedom for your home build because, with the lot zoned Agricultrual, the restrictions here are extremely light. Peaceful neighbors include a church and a small bait & tackle shop to the south, and residential homes to the north.
Cheap Land In South Carolina near Lake Moultrie
Moncks Corner, the county seat for Berkeley County, is only about 15 minutes away and provides all your basic and shopping needs, including a Walmart and a Dollar General. If you’re hungry, check out the Live Oak Smokehouse for the best kept secret in South Carolina BBQ. Fast food and casual restaurants abound here as well, like Zaxby’s Chicken, Jersey Mike’s Subs, Chick-fil-A, Applebee’s, McDonald’s, Waffle House, KFC, Kobe Japanese Steakhouse, and the Chill N Grill Cafe. If you’d rather buy your food from the grocery store and cook it yourself though, then the Piggly Wiggly‘s got your back, which is probably the South’s most iconic grocery store chain. When it’s time to build your home on this 2-acre site, you can load up on tools at Harbor Freight. Moncks Corner has been a crossroads for commerce since the colonial days of South Carolina. Transportation up the Cooper River and roads to interior communities made it thrive by connecting the Lowcountry to the backcountry of the colony. These connections placed Moncks Corner in the crosshairs of battles throughout the Revolutionary War. Local patriots led by Francis Marion – the Swamp Fox of the Revolution – would fight British forces throughout the war, ultimately leading to Patriot victory at Yorktown. Today, it’s a place with an unrivaled relationship to the outdoors. Hunting, fishing, hiking, kayaking, and horseback riding abound in the forests, lakes, and streams that color this area. It is this stunning setting – the true Lowcountry feel – that defines Moncks Corner.
Let’s talk about lakes, because Cross is the pivot point between two of the state’s largest lakes — Lake Marion and Lake Moultrie. At 110,000 acres, Lake Marion is South Carolina’s largest lake and often referred to as the state’s “inland sea.” The state fishing record for largemouth bass (16.2 lbs) was set here, so get your fishing pole ready! Other species include striped bass, white perch, white bass, crappie, shellcrackers, and bream. If you wanna jump out of your boat and go swimming though, keep an eye out for the alligators. Lake Moultrie is huge but barely over half the size of its sister (a testament to the sheer enormity of Marion). To dip your toes — or your boat — in here, you just need to drive 4 minutes down the street to the Fred Day Boat Ramp. Naturally, the lakes here are dotted by beaches and campgrounds too, including Camp Moultrie, White Point Beach, Sandy Beach, Angel’s Landing, Blacks Camp, Johnston Landing, S&S Campgrounds, Mac’s Camp, Rocks Pond Marina, Taylors Landing, and Indian Bluff Recreation Park. When you’re ready to enjoy nature’s splendor in a drier venue, the Francis Marion National Forest is only 40 minutes away, and features 10 great trails designed for hiking, biking, and running.
Charleston, South Carolina’s largest city, lies only an hour away on the Atlantic coast. Whether you’re a history buff, adventurist, nightclub partier, foodie, or art lover, you’ll find everything you want in one of the true crown jewel cities of the South. It’s been racking up accolades for decades now — considered the #1 city in America in 2021 by Travel & Leisure, one of the 15 best places to retire in the South (by Southern Living), and one of the 22 best couples retreats (by Cosmopolitan). Some of its more popular outdoor opportunities include Charleston Outdoor Adventures, Fort Sumter Tours (where the American Civil War was ignited), and the Palmetto Carriage Works, the oldest carriage company in the city. This city is so steeped in antebellum character, it’s impossible to not fall in love with it.
About 90 minutes in the other direction from your property is Columbia, the capital city and heart of this great state. With several distinct shopping districts and a recently revitalized downtown, tons of new shops, restaurants and other thriving businesses mix in amidst old favorites like The Nickelodeon and the South Carolina State Museum. The best part? Columbia grants you front row access to all of this with affordable prices, manageable traffic, lots of parking and walkable districts, too. It’s university roots run deep too, as the hometown for the South Carolina Gamecocks, a perennial college football stalwart and a top-ranked academic institution.

DRIVING DIRECTIONS: Click HERE to open the destination in Google Maps, and simply enter your starting point to get step-by-step directions.
- From this link, you can press “Directions” (on the left), enter your starting point, and Google Maps will provide you with step-by-step directions.
- You can also click “Send to Phone” if you’re viewing this on your computer
- And “Save” to download the directions so they’ll still work if you lose cell service.

WALKING THE PROPERTY LINES w/YOUR PHONE: We highly recommend downloading Google Earth to your phone if you don’t already have it. Then . . .
- Download the property boundary file (called a KML file) here. You may be prompted to click “download” one more time, so do that . . . OR you may be prompted to immediately open the file with Google Earth and, in that case, do that and ignore the remaining steps. Otherwise . . .
- Open Google Earth
- Go to the main menu (the three horizonatal lines at the top left of the screen), then Projects > Open > Import KML file > select the KML file you just downloaded (it should show up on that screen).
Now you should be able to see the property lines on the map, and the green dot represents where you’re currently standing. This is a very important tool to learn BEFORE you head out there. Please call us if you have any questions about it.

FOR SALE BY OWNER: We are investors, and are selling this lot For-Sale-By-Owner. You do not need to submit your offer through a real estate agent, and in our experience we close transactions more quickly and easily by having our dedicated transaction coordinator work directly with the Title Company and Buyers. We will also both save money on commission/fees by cutting out agents as the middle men. However, if you feel strongly about working with a Realtor, then you’re welcome to have them contact us on your behalf.
OWNER FINANCING: We do not offer owner-financing but you could get a loan through a bank or another lender and we’d be happy to coordinate with them.
OUTSIDE FINANCING: We think that the best deal for land loans in the area is offered by Farmers & Merchants Bank of South Carolina in Moncks Corner. They don’t require a minimum credit score (though 600+ is recommended) and their typical deal is structured with a 20% down payment, 1% loan origination fee, and current interest rate of 3.25%. WHY ARE YOU SELLING IT SO CHEAP? We are often asked why our properties are priced below market value, and the answer is really simple: we choose to sell to you at wholesale prices. We are investors who purchase properties at a large volume and discounted rates, and we strongly believe in passing this discount on to our buyers.
DISCLAIMER: We attempt to provide detailed, accurate and up-to-date information in our listings, in order to help our buyers to the best of our ability. However, it ultimately remains the buyer’s responsibility to perform their own due diligence and double check any details that are of significant importance to you including acreage, utilities, build-ability, and approved/allowable use-age for the property. We are happy to help however we can.
