Cheap Land In Missouri – Carve Out a Countryside Life in the City

If you’re ready to get away from all the stresses of urban life, cut out a little slice of country for yourself here in Crocker, Missouri. Here you’ll experience the conveniences of living in a city but the larger acreage allows you to soak in all the peace and serenity that a countryside life typically offers. With the Lake of the Ozarks (voted America’s #1 recreational lake) and Ha Ha Tonka State Park (voted most beautiful place in Missouri) within an hour’s drive, you also have quick access to the best outdoor adventure that Missouri has to offer.

  • Priced FAR below market
  • All Utilities Available (power, water, sewer)
  • No Restrictions
  • Extensive Road Access
  • Only Half Hour to America’s #1 Recreational Lake

PROPERTY: This 5.53 total acres is comprised of two different, separated tracts and offers about 351 feet of direct frontage on State Highway HH, a paved public highway, and 142 feet on Bells Creek Road. The tracts have moderate slope and are moderately wooded with no structures. The neighborhood is peaceful and zoned residential, but all your city conveniences are literally right around the corner. Since both properties are partially located within the city limits, all utilities – power, water, sewer — are available too.

Thanks to our wholesale pricing model and the fractured acreages, this land is amazingly cheap . . .

In the Heart of the Missouri Ozarks, Crocker rests amid forested hills and farmlands, the natural beauty that inspired its founding fathers to settle here. It features all the basic amenities you would expect from a peaceful country town, including a Dollar General, a few restaurants, supermarket, hardware store, health center, bank, post office, K-12 school district, and a few other staples. Schlicht Springs campground is just 10 minutes away and offers access to the famous Gasconade River. The Gasconade is brimming with smallmouth and largemouth bass and is a popular stomping ground for other recreational activities like canoeing, kayaking, and tubing.

To take it up a notch, just drive 15 minutes to downtown Saint Robert, where you’ll find shopping titans like a Walmart and Lowe’s. And if you haven’t been to Freddy’s Frozen Custard & Steakburgers yet, then your life is about to change! If you’re looking for more ambience in your dining experience though, you have several first-class options from which to choose, like Ichiban Japanese Steak House, Colton’s Steak House, and Culver’s. Or mabye you’re looking somewhere in the middle, like a Cracker Barrel, Ruby Tuesday, or Dr. Phil’s Catfish & Ribs. Don’t worry coffee-lovers, because Starbucks is here to get your day started on the right note. Don’t eat too close to heading out to the Tiger Typhoon Aquatics Center though. This local fun hot spot offers two water slides, a lazy river, party decks, rock-climbing wall, and many other amentities.

This property also sits just over a half hour away from Osage Beach and the Lake of the Ozarks, one of the world’s largest man-made lakes and host to about 5 million visitors per year. Lake of the Ozarks was voted “Best Recreational Lake” in America by a USA Today readers’ poll and, from just one glance, it’s easy to see why. It’s not just a beautiful body of water though — it’s the Midwest’s premier lake resort destination and an enormous state park, offering world-class boating, cruising, golfing, shopping, hiking, camping, and fishing, plus a wide variety of lodging, 200+ restaurants, state parks, and other recreational activities to suit any budget and taste. Nearby Ha Ha Tonka State Park is the crown jewel of the state’s public park system. This 3600-acre pristine wilderness is not just a geologic masterpiece, but was voted the most beautiful place in Missouri (a very impressive feat for a state renowned for its untamed majesty) and the 4th best state park in America! Explore caves, sinkholes, glades, savannas, rocky cliffs and hillsides, natural springs, and even castle ruins. There’s plenty of man-made fun to be had here too though, including the region’s largest outdoor waterpark and a few local wineries. When the sun drops below the horizon and you’re ready for some live entertainment, head to the Ozarks Amphitheater in Camdenton, one of the coolest outdoor music venues in the entire state.

Rolla (popluation 20K) is 45 minutes to the east and this quaint little city offers a wonderful variety of urban and recreational opportunities. Try out the SplashZone or various fitness facilities, golf courses, go-cart tracks, and beautiful parks with emerald lakes, like Maramec State Park (Missouri’s 5th largest spring and great for trout fishing). In addition to hosting several of America’s shopping favorites like TJ Maxx, Ross, Kohl’s, Hobby Lobby, Lowe’s, and Walmart, Rolla offers many boutique options too, and its rich cultural heritage shines through the Leach Theatre, as well as the Ozark Actors Theatre, which actually hosts Broadway-caliber plays and actors. You won’t go hungry here either, because Rolla is packed with great eateries, including my personal favorite, Dickey’s Barbecue Pit (editors note: yeah, their jalapeno cheddar sausage is amazing).

At just 90 minutes away, Springfield is the nearest major metropolitan city (population 462,000) and, of course, is flush with shopping, dining, nightlife, and almost every urban amenity imaginable. Children enjoy the Discovery Center of Springfield, featuring interactive exhibits on dinosaurs and human DNA, as well as train rides and the Dickerson Park Zoo, with animals from all over the world. Adults flock to outdoor concerts, fine dining, exciting nightlife, but the Wonders of Wildlife National Museum & Aquarium, opened in 2017 and now considered “America’s Best Aquarium” by USA Today, is an unforgettable experience for the entire family. Don’t miss Fantastic Caverns for truly unique “cavern-coasting,” or the Pythian Castle if you want to scratch a Harry Potter itch. It’s also home to a minor league affiliate of one of sports most storied franchises — the St. Louis Cardinals.

The property’s somewhat central location within the state also places it within driving distance of St. Louis, about 2 hours 15 mins away. Of course, the Gateway to the West also serves as the gateway to just about any urban activity your heart could desire. Some of the most popular choices include the St. Louis Cardinals, Gateway Arch, Saint Louis Zoo, City Museum, Union Station, and Six Flags.

VIEWING THE PROPERTY

You can go view the property at your convenience – owner does not need to accompany. Please call/text us to let us know you’re heading out, so we can ensure we have our phone on us in case you need help or have any questions. We’d appreciate a couple hours notice if possible. In case you lose cell phone service, it may be helpful to print off as many helpful documents as you can before you head out there.

DRIVING DIRECTIONS: Click HERE to open the destination in Google Maps, and simply enter your starting point to get step-by-step directions.

  • From this link, you can press “Directions” (on the left), enter your starting point, and Google Maps will provide you with step-by-step directions.
  • You can also click “Send to Phone” if you’re viewing this on your computer
  • And “Save” to download the directions so they’ll still work if you lose cell service.

If for some reason you’re having trouble with that link, you can navigate to GPS Coordinates 37.944136, -92.261252.

WALKING THE PROPERTY LINES w/YOUR PHONE: We highly recommend a FREE app called BaseMapwhich uses your phone’s GPS system to show you property boundary lines, and allow you to walk them in real-time. You can follow THIS LINK to see the center of the lot on BaseMap (you’ll need to have the app to open the link). Make sure to save it as an Offline Map (by hitting the big green ‘+’ button on the map, then hit ‘Go Offline’) before you head out so that you can use the app even if you lose cell service. This is by far the best method to follow the boundary lines of the property. This is a very important tool to learn BEFORE you head out there. Please call us if you have any questions about it.

MAKE AN OFFER

Call Scott directly at 314.639.9777 if you’d like to discuss an offer.

FOR SALE BY OWNER: We are investors, and are selling this lot For-Sale-By-Owner. You do not need to submit your offer through a real estate agent, and in our experience we close transactions more quickly and easily by having our dedicated transaction coordinator work directly with the Title Company and Buyers. We will also both save money on commission/fees by cutting out agents as the middle men. However, if you feel strongly about working with a Realtor, then you’re welcome to have them contact us on your behalf.

OWNER FINANCING: We do not offer owner-financing but you could get a loan through a bank or another lender and we’d be happy to coordinate with them.

INTERACTIVE MAP

After opening this map, you may see even more information about the area by clicking on Map Legend, then MapRight Layers.

WHY ARE YOU SELLING IT SO CHEAP? We are often asked why our properties are priced below market value, and the answer is really simple: we choose to sell to you at wholesale prices. We are investors who purchase properties at a large volume and discounted rates, and we strongly believe in passing this discount on to our buyers.

DISCLAIMER: We attempt to provide detailed, accurate and up-to-date information in our listings, in order to help our buyers to the best of our ability. However, it ultimately remains the buyer’s responsibility to perform their own due diligence and double check any details that are of significant importance to you including acreage, utilities, build-ability, and approved/allowable use-age for the property. We are happy to help however we can.
